What does a five-level Arlington home with an in-law suite look like in real life?

3010 S Hill Street is a four-bedroom, three-bath, 2,361-square-foot home in Arlington's Oakcrest neighborhood, listed at $1,050,000. It has five levels, a separate above-ground suite on the first level with its own entrance, full kitchen, full bath, and laundry, and a top-floor fourth bedroom with skyline views. It sits on a quiet cul-de-sac within walking distance of the Crystal City Metro station and Fort Scott Park, minutes from the Pentagon, Crystal City, National Landing, Amazon HQ2, and Reagan National Airport.

If you're relocating to Northern Virginia for a role at the Pentagon, Amazon HQ2, or anywhere in National Landing, you've probably been told your options are a condo near the office or a long commute from the suburbs. An Arlington VA home with an in-law suite near the Pentagon is the version most people don't know to look for. This is a walkthrough of one, 3010 S Hill Street in Oakcrest, written for buyers who are deciding from a distance, whether that's a Foreign Service post overseas, a corporate transfer from another state, or a move across the river. If you're earlier in the process, start with our Northern Virginia relocation services page and come back here.

Why a five-level home works for a household that keeps changing

Most of the families I help relocate into Arlington are not looking for a forever layout. They're looking for a layout that can absorb the next five years without a renovation or another move.

Five levels sounds like a lot of stairs. In practice, it means five distinct zones. At 3010 S Hill Street, that breaks down like this:

  • First level: a self-contained suite with a separate entrance, five windows, a full kitchen, a full bath, laundry, and a great room with wood floors
  • Second level: the living room with a brick hearth fireplace, the main kitchen, and a formal dining room that opens through a wide glass door to the patio
  • Third level: three bedrooms with hardwood floors and two full bathrooms, including the primary with an en-suite bath
  • Fourth level: a large flex room with a separate storage room and a cedar closet, overlooking the backyard
  • Fifth level: the fourth bedroom, with a walk-in closet and views of the neighborhood and skyline

The practical result is that two people can work from home on separate floors, a teenager can have real distance from a toddler, and a visiting parent can have a kitchen that isn't yours. I wrote about a similar "room to change without moving" layout in our walkthrough of 6821 Dean Drive in McLean, at more than twice the price. This is the Arlington version of that idea.

The in-law suite: who it's actually for

"In-law suite" is the phrase buyers search, but in my experience the in-laws are only one of the use cases. Here's who I've seen use a first-level suite like this one in Arlington:

  • Parents who visit for weeks, not weekends. Especially common with relocating families whose extended family is now a flight away.
  • An au pair. Dual-income households near the Pentagon and National Landing often run on an au pair, and a separate entrance and kitchen make that arrangement work for everyone.
  • Adult children between chapters. A graduate home for a year, or a child who just took a first job in DC.
  • A fully separate office. If one of you takes calls at 6am with a team in another time zone, a workspace on a different floor with its own door matters more than you'd think.

What sets this suite apart from the typical basement conversion is that it's above ground. Five windows, not a window well. The great room can be partitioned into a separate bedroom and living area, so it can function as a true one-bedroom apartment or stay open as a studio.

For buyers coming from overseas, this layout also solves a specific problem: where everyone sleeps during the first few weeks when family comes to help you land. Our Overseas Buyer's Guide covers the mechanics of buying from abroad, and the same approach applies to Arlington.

What daily life looks like from the top of S Hill Street

The house sits at the top of the hill on a cul-de-sac, which changes how the property feels. There's no through traffic. The front yard is large, with mature shade trees, and the backyard is private and lush, with a patio off the dining room, a red barn, and a red garden shed. The seller calls the barn the home's signature, and after standing in the yard, I agree.

Parking is the kind of detail that only matters once you've lived without it. Here, the driveway and carport hold three cars, which for a household with a nanny, a teenager, or regular guests is the difference between convenience and a nightly negotiation.

Fort Scott Park is a walk from the front door. So is the Crystal City Metro station, and so are the nearby shopping centers. The seller's own list of favorite things about the community starts with the park and the quiet cul-de-sacs and ends with friendly neighbors, which tells you what the day-to-day is really about.

The commute: Pentagon, Amazon HQ2, DCA, and DC

This is where Oakcrest separates itself from most of Northern Virginia. From 3010 S Hill Street, the following are minutes away by car:

  • The Pentagon
  • Crystal City and National Landing
  • Amazon HQ2
  • Reagan National Airport (DCA)
  • Virginia Tech Innovation Campus
  • Army Navy Country Club
  • Downtown Washington, DC

For Foreign Service families, proximity to DCA matters more than it sounds. When you're flying out for consultations, language training, or a TDY, a short drive to the airport is a quality-of-life feature, not a footnote. For corporate relocators, this is one of the few residential pockets where a quiet street and a sub-15-minute commute to the region's biggest employers coexist.

If you're weighing Arlington against the outer suburbs, this is the trade: you'll get more house per dollar in Vienna, Oakton, Burke, or Reston, and you'll give up this commute to get it. I walk clients through exactly that comparison, and the answer depends on where you'll be working, how often you'll travel, and how much the walk to the Crystal City Metro is worth to you.

What's been done, and what you'd still want to know

The roof was replaced in 2026. The stove and oven, cooktop, disposal, and kitchen faucet were also replaced in 2026, and the dryer in 2023. The hallway linen closet on the bedroom level is roughed-in for a stacked laundry unit, so a second laundry location is a weekend project rather than a plumbing job.

The home has been well maintained, and the updates are recent. As with any home, you'll want your own inspection, and in a competitive Arlington market it's worth deciding in advance how you'd handle an inspection contingency and an escalation clause. That's a conversation to have before you tour, not after.

On schools: the listing notes that the home is served by Oakridge Elementary, Gunston Middle, and Wakefield High in Arlington Public Schools. Buyers should confirm current boundaries with the county, and if schools are part of your decision, I can share what families typically look at and how they go about visiting.
