If you're weighing what living in Herndon VA actually feels like day to day, this post is for you. It's written for buyers relocating to Northern Virginia who want a real town with its own traditions, just one Metro stop past Reston, without giving up an easy commute. As a Northern Virginia relocation specialist, I spend a lot of time helping buyers figure out which pocket of the region fits the way they want to live. Herndon deserves a close look, and our new listing at 405 Madison Forest Drive is a good example of why.

When I asked the seller for her favorite things about this home, the kitchen she renovated in 2024 wasn't at the top of the list. The neighbors were.

What Makes Living in Herndon VA Different From the Rest of Northern Virginia?

Herndon is a town, not just a ZIP code. It's the largest incorporated town in Fairfax County, with a 2020 census population of 24,655, its own town government, its own police department, and a downtown historic district listed on the National Register of Historic Places.

That town status shows up in everyday life in ways most buyers don't expect:

  • Town services. At 405 Madison Forest Drive, trash and recycling pickup is handled by the Town of Herndon and included with the quarterly water and sewer bill.
  • A real town calendar. The Town's Parks and Recreation Department runs three large events every year: the Herndon Festival, the 4th of July Celebration, and the Herndon Labor Day Festival.
  • Smaller traditions all year. The 2026 town calendar includes a Homecoming Parade in October, a Turkey Trot 5K in November, and a Holiday Tree Lighting and Sing-Along in December.

If you're comparing Herndon to Vienna or Reston, all three give you access to the W&OD Trail and the Silver Line. What sets Herndon apart is scale. It feels like a place where you'll run into people you know at the concert on Friday night.

Why Do Buyers Love the Madison Forest Neighborhood in Herndon?

Madison Forest is a neighborhood of single-family homes inside the Town of Herndon, and the seller's description of it is the best one I've heard: a very active community with a lot of "driveway" activities.

That means:

  • Driveway happy hours on warm evenings
  • Cookouts that bring neighbors together
  • Holiday gatherings and events throughout the year

You can't renovate your way into that kind of street. It's either there or it isn't, and here it is.

There's also no HOA at 405 Madison Forest Drive. No monthly dues, no architectural review for the backyard plans you've been sketching, and no community rules deciding what your fence or shed looks like. If you're still deciding how you feel about associations, I break down the tradeoffs in are HOAs in Northern Virginia worth it.

What's Inside 405 Madison Forest Drive?

This is a four-bedroom Colonial with 2,552 square feet above grade, 2.5 bathrooms, and a finished lower level on a 0.23-acre lot. Here's how it lives, room by room.

The kitchen. Fully renovated in fall 2024 with a reimagined layout, all new cabinetry, electric double ovens, and a new stove, refrigerator, and microwave. An electrical sub panel was added during the renovation.

The rest of the main level. Luxury vinyl plank flooring (2024) runs throughout. The family room is anchored by a working gas fireplace, and the formal living room has custom built-ins and French doors added in 2024, so it works as a place to host or a quiet home office. An updated powder room and a deep front coat closet finish off the level.

Upstairs. The primary suite has a skylight that brings in great natural light, a walk-in closet, and an en-suite bath with a new shower pan (spring 2026). Three more bedrooms and a full hall bath complete the floor.

The lower level. Finished, wide open, and ready for a home gym, media room, or office setup, with plenty of storage.

Outside. A fully fenced backyard, a gas line in place for the grill, a storage shed, a two-car attached garage, and a driveway extended to fit three cars.

Updates at a glance:

  • Kitchen, powder room, flooring, built-ins, French doors, electrical sub panel, and washer and dryer (2024)
  • Primary shower pan (2026)
  • Siding (2021)
  • Water heater (2020)
  • Replacement windows (2016 to 2017)
  • HVAC (2015)

How Close Is Downtown Herndon, Friday Night Live, and the W&OD Trail?

Close, and this is where the seller's list gets specific. Her favorite things about the community are access to town activities like Friday Night Live, being walking distance to lots of restaurants and shopping, access to the W&OD walking and bike trail, and a popular bike shop.

Friday Night Live! is a free outdoor concert series on the Herndon Town Green, run by the Dulles Regional Chamber of Commerce. The 2026 season marked its 30th year, with concerts every Friday at 6:00 p.m. from late May into September. If you want a reason to meet your neighbors in a new town, this is it.

The W&OD Trail runs 45 miles of paved trail from Shirlington in Arlington to Purcellville in Loudoun County, built on the old Washington and Old Dominion Railroad bed. It passes right through downtown Herndon, and it connects you by bike or on foot to Reston, Vienna, and Falls Church. We've written about another home near the W&OD Trail in Falls Church City too.

Green Lizard Cycling sits on the trail at 718 Lynn Street in downtown Herndon. It's a bike shop, and it serves coffee, which makes it an easy weekend ritual: ride out, grab a coffee, ride home.

Downtown Historic Herndon rounds it out with restaurants, shops, and the Herndon Depot Museum, the old railroad station that now serves as a visitors center.

How Easy Is the Commute From Herndon VA?

Easier than it was a few years ago. The Herndon Metrorail station on the Silver Line opened on November 15, 2022, at 12530 Sunrise Valley Drive in the median of the Dulles Toll Road. The next stop east is Reston Town Center, and the line continues through Tysons toward downtown Washington.

For drivers, Route 28 and the Dulles Toll Road (Route 267) are both close by, and the toll road gives you direct access to Washington Dulles International Airport. For buyers who travel often for work, or who rotate in and out of the region, that airport access matters more than almost anything else on the list.

One honest note: toll road commuting adds up. Before you commit to any home along the Dulles corridor, run the real numbers. I cover how in the Northern Virginia toll road trap.

Is Herndon a Good Fit If You're Relocating to Northern Virginia?

It depends on what you want your weekdays and weekends to look like. I've moved my own family many times as a trailing spouse, including three years in Thailand, so I know that choosing a town from a distance is really choosing a routine.

Herndon tends to fit buyers who want:

  • A town with its own identity and calendar, not a suburb that blends into the next one
  • Trail access for walking, running, and biking without driving to a trailhead
  • Dulles Airport and Silver Line access for work travel and commuting
  • No HOA and more control over their own property
  • A finished, updated home without taking on a renovation right after the move

If you're comparing Herndon with Vienna, Reston, or Oakton, the right answer comes from your commute, your budget, and how you want to spend your free time. That's a conversation I have with every relocating client before we start touring.
