But if you’re researching real estate in Vienna VA, there are a few things you will not find on Zillow or Google. These are the details that shape your day to day life and your long term investment.

When you search Vienna VA homes, you will see properties labeled “Vienna” that are not actually in the Town of Vienna. Some are closer to Great Falls. Others sit in Oakton, Dunn Loring, or even Reston.

Vienna mailing address does not equal Vienna lifestyle. And it does not guarantee Vienna schools.

Here is the fix:
Anchor yourself to Maple Avenue and Church Street. That is true Vienna. If the home is walkable or a short drive to those streets, you are in it. If it is 10 to 15 minutes out, you are not.

And always verify schools separately. Every single time.

Fairfax County property taxes are higher than many buyers expect. If you purchase within the Town of Vienna, you will also pay an additional town tax.

The two most sought after pyramids:

  • Madison High School

  • Marshall High School

Both are strong. The difference is in priorities.
